I'm Hollie Ruth, a project manager, systems thinker, and community-centered consultant with 8+ years of experience leading affordable housing, urban development, and social impact initiatives. My portfolio spans projects totaling over 4,000 housing units and 1 million square feet of commercial space including managing master plan developments, developing housing access programs, and cultivating meaningful cross-sector partnerships—always grounding technical execution in equity, clarity, and a shared vision.

Consultant, Development Associate | The Pinyon Group | 2020–2024

Managed complex urban development projects in Los Angeles and more broadly, California, including mixed-use, mixed-income housing and public-private developments such as the Charles R. Drew University Campus Expansion in Unincorporated Willowbrook in south-central Los Angeles County and The Parcel in Mammoth Lakes, California. Coordinated interdisciplinary teams and consultants, developed and managed project schedules and budgets, and guided projects through predevelopment, entitlements, and early implementation.

Consultant, Housing Manager | Project Return | 2017–2019

Developed and led the organization's housing program for formerly incarcerated individuals in Nashville, TN, including establishing and managing internal property management systems and developing local and state housing grant applications while representing the agency in Nashville's Continuum of Care and Promise Zone Affordable Housing task groups.

Real Estate Consultant, Project Manager | Nelson Community Partners | 2017–2019

Supported affordable housing policy and asset management strategies. Built internal systems, produced quarterly performance reports on 1,200+ units, and led organizational communications and content development.
